Water-conscious property care

Notice the watering pattern before the landscape shows the cost.

Visual observations during recurring service can surface dry zones, runoff, overspray, broken emitters, or scheduling concerns for review.

How the scope works

A recurring plan should be specific enough to manage.

Recurring plans may include visual observations and seasonal controller checks. Diagnosis, excavation, replacement parts, and repair labor are separate unless specifically included in the written scope.

01

Included in the written plan

  • Visible-zone observations during visits
  • Seasonal controller observations
  • Notes on runoff or overspray
  • Visible emitter and sprinkler concerns
  • Minor adjustments when written into scope
  • Photographic documentation when useful
02

What shapes the quote

  • Number of controllers and zones
  • Drip versus spray systems
  • Access to valves and equipment
  • Slope and runoff conditions
  • Age and visible condition
  • Need for diagnostic time or parts
03

Quoted separately

  • Guaranteed leak detection
  • Underground fault location
  • Electrical diagnosis without qualification
  • Major excavation
  • System redesign
  • Unapproved replacement parts

Property observations

Care includes noticing what is changing.

An observation is not a diagnosis. Canyora documents what is visible and recommends the appropriate next step without representing hidden conditions as confirmed.
